Суммы, которые сейчас стоит квартира пугают своей величиной. Как правильно организовать передачу денег? Как привезти свои деньги на место сделки? Как правильно их увезти оттуда?
Все чаще и чаще сделки на нашем рынке недвижимости проводятся в долларах США. Суммы немалые, что и говорить. Подогретое голливудскими фильмами воображение рисует чемоданы денег, которые отнимают у покупателя перед сделкой или у продавца после сделки. На самом деле опасность не так велика. Сейчас есть масса относительно безопасных для обеих сторон способов организовать передачу денег, чтобы не столкнуться с криминалом и избежать мошенничества любой из сторон. Обычно решение вопроса о передаче денег за квартиру зависит от договоренности между покупателем и продавцом недвижимости.

Существует три варианта наличных расчетов:

1. Покупатель передает деньги за квартиру до подачи документов в Госрегистр. Тогда же между участниками сделки подписывается договор купли-продажи и акт приема-передачи

2. Договор купли-продажи подписывается в Госрегистре после подачи документов на регистрацию, а деньги передаются на нейтральной территории (например, в агентстве недвижимости). После передачи денег подписывается акт приема-передачи. Это документ, составленный в трех экземплярах (один передадут в Госрегистр, два других экземпляра останутся у продавца и покупателя недвижимости).

3. Деньги помещаются в ячейку депозитария банка, однако продавец сможет забрать деньги, когда придет в банк с документами о переходе прав на квартиру и подписанными актами приема-передачи жилья. Ключи от ячейки сразу отдаются продавцу, чтобы покупатель тоже не мог воспользоваться моментом и забрать деньги. Этот вариант чаще всего реализуется в Бишкеке.
